I am still concerned that housing prices will edge down again for a few reasons: 1) the multiple of house prices to income is just really out of wack 2) I think folks might discover that owing a house in a transitional neighborhood with a crummy school is not what they thought it was going to be, and finally 3) some outlier event such as the elimination of the mortgage interest tax deduction. All that said, it's going to be very tough for me to win any of the remaining months! The development of DC has continued apace--perhaps the improved governance factor will just overwhelm everything else...if the schools become decent, then that would truly be the nail in the coffin of my projection...

BTW, I no longer have access to the comments from work, I don't know what the deal is there...but that is the reason for my relative silence lately...thejatrainnoreply@blogger.comtag:blogger.com,1999:blog-13164186.post-60049544022538650402011-12-02T14:34:54.394-05:002011-12-02T14:34:54.394-05:00Oh, and finally, let this be a lesson to all you d...Oh, and finally, let this be a lesson to all you delusional, clueless, permabear lurkers out there (Not JAC who is bearish yet rational). Washington DC hit bottom in March 2009 at 165. Today, it is hovering in the high 180 range.

Contrary to your insipid, baseless assessments, that March 2009 was "Nowhere near the bottom", the facts show how utterly and devastatingly wrong you all were. Inventory made it clear to me that Mar 09 was bottom and I called it as such (starting May 09). Had you listened to me, you would have been able to buy near the bottom. Instead, you chose to insult.

Well turn about is fair play my friends. Thus, let me say, oh so smugly, and oh so triupmhantly to each and every one of you, (including especially NOZ and NONPARTISAN)....

I TOLD YOU SO....CAW, CAW, CAW,...BWAHAHAHAHAHA!!! That said, given that the average of our bets is 178.0, I see no chance it (once revised) gets anywhere near this. So it appears safe to say JAC and I are now 4-4, 8 months in to the 24 month bet. Given that JAC's predictions trend down even further from here, I suspect I will win the next 16 months in a row, and ultimately, the end result (i.e. Dec 2012 will be closer to my 188.5 vs his 165.5).Partisannoreply@blogger.comtag:blogger.com,1999:blog-13164186.post-46738980568685335222011-12-02T14:20:46.302-05:002011-12-02T14:20:46.302-05:00Another month in to our 2 year bet on where DC Cas...Another month in to our 2 year bet on where DC Case shiller ends up...

2011....Partisan....JAC......Average...Actual....Winner
Feb.....183.5.......182.5....183.0......179.96...JAC
Mar.....183.0.......181.0....182.0......177.48...JAC
Apr.....183.0.......179.0.....181.0.....178.46...JAC
May.....183.5.......180.0....181.75....180.35...JAC
Jun.....184.5.......177.0.....180.75....182.37...Partisan
Jul......186.0.......177.0.....181.5.....184.71...Partisan
Aug.....187.0.......170.5.....178.75...185.90...Partisan
Sep.....186.5.......169.5.....178.0.....188.07...PartisanPartisannoreply@blogger.comtag:blogger.com,1999:blog-13164186.post-2509722840749476352011-12-02T13:50:21.088-05:002011-12-02T13:50:21.088-05:00Before I put any effort into this, this is a test ...Before I put any effort into this, this is a test for formatting purposes...

2011.....Partisan.....JAC.......Average...Actual....WinnerFeb......183.5........182.5.....183.0......179.96...JACMar......183.0........181.0.....182.0......177.48...JACApr......183.0........179.0.....181.0May.....183.5.........180.0.....181.75Jun......184.5........177.0.....180.75Jul.......186.0........177.0.....181.5Aug......187.0........170.5.....178.75Sep......186.5........169.5.....178.0Oct......186.5........169.0......177.5Nov......186.0........168.5......177.25Dec......185.5........168.0......176.752012Jan......185.5........168.0.......176.75Feb......185.0........167.5.......176.25Mar......185.0........167.5.......176.25Apr.......185.5.......166.5.......176.0May......186.5........166.5.......176.5Jun.......188.0.......166.5.......177.25Jul........189.0.......166.5.......177.75Aug.......190.0.......166.0.......178.0Sep.......189.5.......166.5.......178.0Oct.......189.0.......166.0.......177.5Nov.......188.5.......165.5.......177.0Dec........188.5......165.5........177.0Partisannoreply@blogger.com
