Real estate junk mail

As with many renters, I frequently get junk mail advertising new home construction. I got this one yesterday:


Apparently you get to live in a closet.

  1. Overpay for a crappy 'townhome' in "Victory Lakes" and celebrate the Washington DC MSA's "victory" over the massive economic downturn everywhere else in the Western world.

  3. Believe it or not, I actually know someone who's method for being able to afford their high end New York City apartment was by subletting it and giving their sub-letter the only bedroom while they slept in the closet. I bet she would go crazy for this.

  4. This development is in Manassass. Prince William County. Not a good place to buy property unless you are an investor, looking to rent the property to folks on the lower end of the economic spectrum.

  5. Yikes. Sleeping in closets is becoming normal in places like NYC and SF, but why draw attention to the fact?

  6. Why junking the mail of certain real estate? Maybe you just keep it for future purposes. Who knows, that mail has great deals in the future. Real estate agents are just doing their job. Don't junk mails please.

  8. Wow - what a year. After clocking a 5.3% gain in 2010, Clear Capital is projecting they will follow it up with a 6.5% gain in 2011.

  9. Anon, while it does seem increasingly obvious that 2011 will see yet another rise in DC home prices, I think the +6.5% gain projected by Clear Capital is too agressive.

    More likely IMO is this projection showing a rise in DC real estate prices for 2011 at +2.5%

    Regardless, I think that for those desperately hoping for DC to experience a second, monumental "crash" in nominal prices might as well kiss those dreams good bye!

  10. Hmmm ... the serious buyer would see the value of having a townhouse with walkin closets ... and the other amenities listed on the brochure (for those who can read). The less knowledgeable would less themselves be swayed instead by a picture of a granite counter-top that will have to be replaced in 15 years time. Which camp do you fall in?

    Over here we laugh and ridicule those who doubted the immunozones would stay by and large, above the fray, prices floating, maybe 5-10% down from the peak (on average).

    Come join us. Give them a hearty "I told you so" and come dance a jig on Leroy's grave!!!
