Station North Townhouses being built. Prices from the mid 300's. "Along a block of North Calvert street, surrounded by crumbling and boarded-up rowhouses, homebuyers are shelling out $400,000 and more for luxury townhouses sprouting on the site of long-demolished buildings" (Baltimore Sun 1/15/06)

Rundown houses in Baltimore. Incidentally, there was an onsite public auction for a rowhouse about two blocks from here.

I hope downtown Baltimore revives fully, but even if it does, row houses won't be worth 400K+.

Others will/do. And what you think won't matter much.
The only RH's worth $400K will be
ReplyDeleteones shown prominently in location scenes of HBO's smash hit "The Wire". The ones where Chris and Snoop stash bodies for Marlo will be worth upwards of $500K. Free nail gun with every purchase

ReplyDeleteStill trying to blow air into a popped bubble, lance?
Baltimore will never be a super-rich city - it's not a government town, it's not a financial center, and it's not an entertainment center. In fact, Wikipedia says that median household income was around $35K. 3.5 x $35K != $400K.
Fundamentals. Learn the definition of the term, lance.
(Ok, so maybe rowhouses in Federal Hill will go for $400K. Elsewhere, not so much.)
"Do you live in 1960?"
Sorry, I figured most people reading this blog understood the concept of inflation. I'll add an "adjusted for inflation" disclaimer next time.
Fundamentals, lance. Think about them. $335K / $35K = 9.57

LOL!
Tom dc/va: You mention "fundamentals" but you erroneously denote a 35k median HH (Balto. City) to a Balto. Metro area median home price (335k). For example, median HH income in Howard County and Anne Arundel, parts of which are considered "Baltimore" have median HH incomes almost 3 times that of B-city.
ReplyDeleteEven if we're just talking about Baltimore City for example, if you wanted to, you could easily buy a nice 2 bedroom place right now in Canton or Butchers Hill for about 270-300k. Most people who are moving to areas like that are making A LOT more than 35k.
By the same token, there are areas in the city where you can pay almost nothing to live.
